COMMERCIAL

IS YOUR ROOF LEAKING?

WHY DOES MY ROOF LEAK?

Commercial roof leaks can be caused by a variety of factors. Identifying the exact cause of the leak is crucial for effective repair and prevention. Here are some common reasons why commercial roofs leak:

RUST
Rust can be one of the most common causes of roof leaks. Rust weakens steel and causes it to break down and open your roof up to rain and snow leaks.

LIFTED SEAMS
Over time, fasteners can become loose and cause a gap in the metal panel seams.

LOOSE FASTENERS
Over time, or due to faulty installation, the fasteners attaching your steel panels can come loose. Each fastener on your roof is a potential leak point.

PROTRUSIONS
Protrusions on your roof, HVAC, exhaust pipes, can present leak issues when they are not properly sealed. In addition, many materials used can dry and crack.

IMPROPER MAINTENANCE
Well-meaning short-term repairs can be more damaging to your roof than the short term savings are worth. Many materials used can dry and crack.

WHAT CAN I DO ABOUT MY ROOF LEAK?

Contact us and we’ll begin our 4-part process for fixing your leak. It includes:

Identify the Source of the Leak:
Visual Inspection: Examine the roof for visible signs of damage, such as missing or damaged shingles, cracked or missing flashing, and pooled water.
Check Penetrations: Inspect areas around vents, skylights, and chimneys, as these are common sources of leaks.
Water Testing: If the source of the leak is not obvious, use a garden hose to simulate rainfall, starting from the lowest point of the roof and moving upward to identify where water is entering.

Conduct a Thorough Roof Inspection:
We will inspect Roof Components: Examine flashing, seams, gutters, and drainage systems for damage or wear.

Perform Necessary Repairs:
Patching: Apply roofing patches or sealants to small cracks or holes.
Re-sealing Flashing: Reapply sealant to flashing around roof penetrations.
Fix Gutter Issues: Clean and repair gutters and downspouts to ensure proper water flow and prevent overflow.

Upgrade or Apply Roof Coatings:
Roof Coatings: Consider applying a roof coating, such as acrylic, silicone, or polyurethane, to enhance waterproofing and reflectivity. This can help seal minor leaks and extend the lifespan of the roof.
Regular Recoating: If you already have a coating, ensure it is maintained and reapplied as needed with a preventive maintenance agreement.
